Under authority of that
certain Deed of Trust dated
July 28, 2023, from Sarah
Elizabeth Brunelle and David
Michael Brunelle, Jr. to
Marc B. Lazenby, Trustee,
of record in the office of the
Clerk of the County Commission
of Grant County,
West Virginia in Trust Deed
Book No. 318, at page 103,
securing a promissory note
in the principal amount of
$139,538.42, payable to
Vanderbilt Mortgage and
Finance, Inc., and default
having been made under
the promissory note
secured by the aforesaid
Deed of Trust and sale requested
by Vanderbilt Mortgage
and Finance, Inc., the
undersigned Trustee will
offer for sale at the front
door of the Grant County
Courthouse in Petersburg,
West Virginia on September
25, 2025 at 11:00 a.m.,
subject to all reservations,
exceptions, easements and
other matters which appear
of record, and subject to
all unpaid taxes, if any, all
that lot or parcel of real
estate, together with the
improvements thereon and
appurtenances thereunto
belonging, lying, being and
situated in Grant District,
Grant County, West Virginia,
and being more particularly
described as follows,
to wit:
LOT 40 containing
2.6662 acres of the Hill
Crest Section of the High
Point Subdivision.
Reference is hereby
made to the Plat of Survey
of the Hill Crest Section
of the High Point Subdivision
of record in the Grant
County Clerk’s office in
Map Book 4, at Page 101,
to which reference is now
made for a more particular
description thereof.
Subject to those certain
restrictive conditions
and covenants of the Hill
Crest Section of the High
Point Subdivision of record
in the aforesaid Clerk’s Offi
ce in Deed Book 185, at
Page 385, respectively.
Together with a certain
2023 CMH Manufactured
Home, Serial No. CLH049071TNABAC.
Being the same property
conveyed from Lysle
T. Veach, Jr. to Sarah Elizabeth
Brunelle and David
Michael Brunelle, Jr. by
Deed dated July 25, 2023,
of record in the aforesaid
Clerk’s office in Deed Book
No. 309, at page 416.

Cash or certified funds due
on date of sale.
